Tight lanes and covered parking are swept with parking-lot-class vacuum sweepers sized for the clearance, while large open acreage is assigned TYMCO 435 regenerative-air units, Schwarze A7 Tornado, A4 Storm, and Avalanche M6 sweepers. Much of the north side lies over the Edwards Aquifer recharge zone, where runoff from a parking lot can reach groundwater as well as a creek. Live oak leaves, sediment, and the metals that vehicles leave behind are all easier to remove from dry pavement than from a drainage system. San Antonio parking lot sweeping FAQ

How often should a San Antonio parking lot be swept?

Grocery-anchored and other high-traffic retail is normally swept two to three times per week, standard retail and office lots weekly, and lower-traffic HOA and industrial lots monthly with seasonal deep sweeps. Centers close to active construction, which is common along the US-281 corridor at present, usually require a higher cadence until the dirt work is complete. Does overnight sweeping disturb tenants or parked vehicles?

No. Routes are run between approximately 10 PM and 6 AM for that reason. Vacuum sweepers are quieter than most people expect, crews work around parked rows and cart corrals, and dust control keeps a cloud from drifting across the lot. Tenants see the finished result and not the work itself.

How can a property manager confirm each sweep?

All trucks are tracked by GPS, and a service report is generated for every visit. A portfolio manager with several San Antonio properties receives verification for each site without driving the route, which is valuable at vendor review and whenever a tenant reports that a lot was not swept.

Are sidewalks and storefronts part of the service?

Yes. A standard lot sweep includes blowdown of walkways and storefronts, which moves debris from pedestrian areas into the path of the sweeper. Gum, stains, and grime that a blower cannot remove are handled by adding pressure washing to the program quarterly or as needed, and oil stain removal on pads and drive aisles follows the same washing rotation.
