Why it matters

Does parking garage cleaning really matter in an enclosed structure?

A parking garage has no natural way to clean itself, which is easy to overlook. Grit tracked in on tires collects on ramps and at turns, where it reduces traction, and leaves and litter settle over the deck drains, where they cause ponding that works into joints and coatings. Fine dust also resettles on parked vehicles, handrails, and lobby floors, so we sweep parking garages with filtered vacuum and regenerative-air equipment and not with mechanical broom sweepers.

The exposed top deck drains like a surface lot. Much of San Antonio lies over the Edwards Aquifer recharge zone, and the remaining runoff reaches the San Antonio River, so material left on that deck is a stormwater concern as well as a housekeeping one. Sweeping is one of the practices on the EPA national menu of stormwater BMPs, and local storm sewer systems are regulated through the Texas MS4 stormwater program. How often does a commercial parking garage need sweeping?

Most commercial structures are well served by monthly sweeping with a more thorough cleaning each quarter. Hospital, hotel, and high-turnover retail garages typically require service every other week. Cedar pollen season and extended dry, dusty periods may justify additional visits, and we review the schedule with the property manager as conditions change.

Can you clean a multi-level parking garage?

Yes. Multi-level commercial structures represent most of our garage work. Compact sweepers service the enclosed levels, ramps, and helixes, a regenerative-air unit completes the roof deck, and the crew details stairwells and elevator lobbies by hand. Where parking bays have oil stains, hot-water cleaning with wash-water recovery can be added to the visit at the request of the property manager.

Will your sweepers fit under low clearances and gate arms?

In most structures, yes. Our garage sweepers are low-profile ride-on machines, and we verify clearance heights and gate access with the property manager during the initial walk-through, which is particularly important in older downtown structures. Work is scheduled after hours so that traffic is not interrupted.

Yes.
