On the coast, tight lanes and covered parking are swept with parking-lot-class vacuum sweepers, and the wide acreage along the SPID corridor is covered by TYMCO 435 regenerative-air units, Schwarze A7 Tornado, A4 Storm, and Avalanche M6 sweepers. Does parking lot sweeping really matter in Corpus Christi and the South Texas region?

On the coast, parking lot sweeping matters, and rain is only part of the reason. Sand is the main pollutant on a Coastal Bend lot, and wind moves it, together with loose litter, toward the inlets and the water every day of the year. Pavement sweeping appears on the EPA national menu of stormwater BMPs because it collects trash, sand, sediment, and metals at the source, before a storm can turn them into a discharge.

The distances involved are short. Southside lots drain toward Oso Bay, and downtown and bayfront pavement drains almost directly into Corpus Christi Bay, so very little settles out along the way. Corpus Christi parking lot sweeping FAQ

How often should my lot be swept?

Grocery-anchored and high-traffic retail along South Padre Island Drive and Saratoga Boulevard: two to three times per week. Standard retail and office: weekly. Lower-traffic HOA, apartment, and industrial lots: monthly, with seasonal deep sweeps. Lots near the beach and the ferry lanes usually step the cadence up through spring and summer. How do you handle blowing sand and storm debris?

Sand is the standing job on the coast. Gulf wind pushes it into drive lanes, curb lines, and the windward corners of a lot, and vacuum sweeping lifts it instead of pushing it into landscape beds and storm inlets. During hurricane season we add passes for limbs, shingle grit, and scattered trash, with debris hauling when the load is heavier than a sweeper should take.

Will sweeping disturb tenants or overnight parking?

No. Routes are scheduled between roughly 10 PM and 6 AM to avoid it. Vacuum sweepers are quieter than expected, crews work around parked rows and corrals, and dust control keeps sand and grit from drifting on the night breeze. Tenants see a clean lot in the morning and not the process.

How do I know the sweep actually happened?

Each truck is tracked by GPS, and each visit produces a service report. Portfolio managers with properties from the island to the north side receive verification for every site without driving the route, which supports vendor reviews and answers any tenant who believes a lot was skipped.

Do you also handle the sidewalks and storefronts?

Yes. Every standard lot sweep includes walkway and storefront blowdown, which moves sand and litter from pedestrian areas into the path of the sweeper. For gum, salt film, and stains that a blower will not lift, pressure washing is added to the program quarterly or as needed. Oil stain removal on pads and drive aisles is scheduled on the same washing rotation.
