Brake dust, tire grit, and the black clay soil carried in on wet tires accumulate on ramps, in corners, and on stair landings until they are removed, and tenants notice the buildup long before the drive lanes look dirty. Why it matters

Does parking garage cleaning really matter in an enclosed structure?

Cleaning matters more in an enclosed parking structure than on an open lot. Without wind or rain to carry it away, fine dust remains inside the structure, where vehicle traffic lifts it into the air that tenants and visitors walk through on the way to the elevator. Broom-only machines redistribute that dust. Our vacuum and regenerative-air sweepers draw it through filtration and retain it, which is the reason we specify them for enclosed structures.

The roof level is exposed and drains to the street like any parking lot, and runoff from it enters the Trinity River watershed. Pavement sweeping is listed on the EPA national menu of stormwater BMPs, and cities in the region manage their storm drains under the state MS4 stormwater program. How often should a commercial parking garage be swept?

Monthly sweeping with a quarterly deep clean is appropriate for most commercial structures. Hospital decks and high-turnover retail garages often move to a biweekly schedule. Property managers may also schedule an additional visit after a winter ice event, when sand and de-icing material are tracked into the structure.

Do you clean multi-level parking structures?

Yes. We service multi-level commercial parking structures from the roof deck down. Ride-on sweepers clean each covered level, including ramps, turn radii, stair landings, and elevator lobbies, and regenerative-air trucks sweep the open top deck. Oil stain removal is available as an additional service, performed with a hot-water surface cleaner and wash-water recovery so that rinse water is collected before it reaches the deck drains.

Can you work around gate arms and low clearances?

Yes. Our garage sweepers are compact ride-on units designed for standard clearance heights. We coordinate gate access with the property management team in advance and perform most work overnight, when drive lanes are empty.

Do you provide one-time, post-event, and subcontract garage cleaning?

Yes. In addition to recurring programs, we provide one-time sweeping for property managers preparing for a turnover, an inspection, or the morning after a large event, and we work as a subcontractor for general contractors and facilities management companies.
